Double Bay Mixed Use
We are thrilled to announce the submission of a development application for the redevelopment of the iconic Intercontinental Hotel, Double Bay. This mixed-use development is a landmark project, preserving the area’s rich history while creating a vibrant future for the community.
Historically, this site has played a pivotal role in Double Bay’s growth, hosting global figures such as U.S. Presidents George Bush and Bill Clinton, Prime Minister Bob Hawke, and Princess Diana. Originally opening as the Ritz Carlton Hotel in 1991, it was a symbol of luxury and refinement, helping to establish Double Bay as a premier destination. Since then, the site has undergone several transformations, including its rebranding as the Intercontinental Double Bay. Now, our proposal to redevelop the site seeks to honour its legacy while responding to the evolving needs of the community and the broader Sydney market.
The site is to be transformed into a luxurious mixed-use precinct with over 17,000m² of internal space. Featuring vibrant public areas, the project will further elevate Double Bay as the premier destination for high-end shopping and dining in Sydney’s eastern suburbs—seamlessly blending luxury, sustainability, and the unique charm of the community.
The proposal underwent intensive community engagement through means of three field surveys, engaging 101 people within the Double Bay Town Centre, which shared a desire for more public seating, community spaces and more opportunities for publicly accessible recreational facilities. Taken this into account the development evolved into a contemporary bazaar with a focus on the community while maintaining the site’s architectural grandeur and enhancing its cultural significance.
Well done to our team George Karavanas, Elliott Doumanis, Julian Yang and Daniel Li for their wonderful work and the wider team involved and we invite everyone to join us as we witness how this monumental project will grow!
