GSA Planning is proud to announce that Development Application approval has been granted by the Sydney Eastern City Planning Panel for the transformative redevelopment of 33 Cross Street, Double Bay (the former InterContinental Hotel site).
Designed by Cox Architecture, this eight-storey, mixed-use development will revitalise a key Double Bay site into a vibrant lifestyle destination. The approved scheme features a curated mix of luxury residences, boutique accommodation, premium commercial offices, and high-end retail and dining experiences, all anchored by a landscaped public courtyard that enhances local amenity and improves pedestrian connectivity.
Key planning outcomes achieved include:
- Successful justification of Clause 4.6 variations to exceed local LEP controls on building height and floor space ratio;
- Retention of 100% design integrity from concept through to approval; and
- Constructive and collaborative engagement with Woollahra Council and key stakeholders.
We are proud to have played a role in delivering a project that will help shape the future of Double Bay’s village heart and strengthen its identity as a premier destination.

GSA is excited to announce the recent Land and Environment Court approval of a new eleven storey apartment building with rooftop terrace in Bondi Junction, which incorporates in-fill affordable housing and was able to leverage from the recent LMR uplifts to achieve a greater FSR.
The elegant design by MHNDU and landscaping by Melissa Wilson will see the amalgamation of six allotments to deliver a new eleven storey building. GSA Planning worked with Waverley Council throughout the process to achieve a fantastic outcome on this well-located site. The development will integrate with the surrounding high density area and will deliver 46 new apartments in a range of sizes, including 11 dedicated affordable housing units. This will be a valuable contribution to meeting the community’s growing housing needs.
